Have you ever heard of the phrases “Dual or Limited” agency? It’s when a real estate agent represents both the seller and the buyer in a transaction. While it is perfectly legal in Indiana and many other states, CCR has a problem with it. In our opinion, a real estate agent should represent one side or the other…but not both. We believe that “Limited Agency” can potentially compromise the integrity of a transaction. For instance, it may inhibit the agent to negotiate a contract in the best interest of both parties, particularly when considering the restrictions and dynamics of “Limited Agency.” So, we don’t do it. We only, as a contracting agent, represent you, the buyer. That means full representation through the entire home buying process including:
Buyers -- We work in a full agency capacity and represent the client through the entire home buying process. Mortgage qualification, home criteria, touring, watching the market, contract negotiation, inspections, title work, repairs; these are just some of the duties that accompany being a competent buyer's agent. And one that works for you exclusively!
