  • What does '100% Buyer Representation' mean?
    Clear Choice Realtors promises to represent our buyers exclusively . We do not form an agency relationship with sellers since we do not list properties. CCR's company policy prohibits limited or dual agency so we can promise our buyer clients we will represent them and NO ONE ELSE. When a buyer is spending that kind of money, we think exclusive agency means a lot. Our buyers never have to worry about the potential conflict resulting from limited agency. We ensure that their interest is never compromised.
  • How much do buyers pay? The answer is simple: Nothing! When a CCR realtor represents a buyer, he or she is paid by seller. In Indiana , a seller usually pays the commission. The commission percentage paid to the buyer's agent, is disclosed on the Broker Listing Cooperative sheet.
  • How are a buyer's negotiating power strengthened using CCR? Since we promise our buyers 100% exclusive buyer's agency, we always fully represent the buyer's best interest. We promise the buyer that we go to bat for them, and no one else, during the contract negotiation. We believe the potential of limited agency can severely compromise the ability of an agent to properly represent a buyer during a dual agency contract.
